Application Process

All applications are reviewed, processed, and scored by an independent third party company.

  1. On the rental page, you’ll find the link to schedule a tour or submit an application next to each home. Applications can also be submitted here.

  2. All adult (18+) applicants are required to complete an application. Applications are not considered complete until all documentation has been provided and application fees have been paid.

  3. Applications are processed in the order in which they are received. Applications received outside of normal business hours will be processed the following business day.

  4. A member of our application processing team will reach out to you to confirm the details of your application and request any necessary additional documentation. In an effort to make sure that every application is screened by the same standards, the application processing department operates separately from the rest of our property management team.

  5. The application screening process can take several days (3-5 days on average) depending on the responsiveness of the applicant and their references.


Minimum Qualifiations

We strive to find the best and most qualified residents for our rentals. Below is a brief summary of our minimum criteria, provided as a guideline to help prospective residents make informed decisions on submitting an application. We reserve the right to change these criteria at any time and individual properties may have specific requirements. For the most up-to-date criteria, please reach out to our property management team directly.


Credit Score Requirements:

  • Those with scores less than 620 will be declined without a well-qualified co-applicant

  • Those with scores in the 620-680 range will be considered based on the entirety of the application with owner approval. Additional rent or security deposit may be required.

  • Those with a 680 or higher credit score will be considered for approval


Income Requirements:

Residents should demonstrate verifiable household income of at least 2.5x the rent amount. Residents are encouraged to provide any and all sources of legal and verifiable income to our screening team. Residents may receive a request for bank statements or tax filings to verify the stated income. Inability to demonstrate verifiable household income may result in household application denial.


Background screening:

All residents 18 years or older will undergo a credit check, resident history check, criminal background check (sex offender, Felony conviction, Misdemeanor conviction). If we are unable to verify any of these, the applicant may be denied residency.


Frequently Asked Questions

Do you accept housing vouchers or section 8?

Everyone is welcome to apply for residency at any of our properties and all applicants will be required to meet the same criteria regardless of income source. When submitting an application, please indicate the voucher amount as income on the application. All applications will be screened against the same criteria.

Please thoroughly review your program’s housing and owner requirements before applying. We are unable to conduct additional inspection requirements, trainings, or make adjustments to any fees paid.

As of 09/01/2023, we do not have any homes that have been approved to accept Section 8 or Atlanta Housing Vouchers. Any homes that are approved for these programs will specifically state this in the listing description.

What is your pet policy?

Pet acceptance will vary from property to property. If pets are allowed, pets will be subject to pet rent of $30 per month per pet under 30 lbs. For animals over 30 lbs, we are happy to seek owner approval once we have received the full tenant and pet application.
